In today's harsh economic climate, the raising of mortgage funds has become extremely difficult even for those of us with an excellent credit record.

In our personal experience the majority of lenders are being more cautious now than ever before and it is for that reason that the relationships that we have built up over the years with the High Street banks and building societies now play an even bigger role than in times gone by.

We are experiencing a greater level of enquiries now than in previous years and are hearing almost on a weekly basis from clients who have approached their own banks or building societies only to learn, for a whole variety of reasons, that their case has not been approved. It is therefore vitally important to us as mortgage brokers to ensure from the outset that we gather as much information as possible on potential clients' circumstances in order that we may provide the very best possible service.

Once we receive a general enquiry from a potential client this is then followed up by sending out our standard form of fact find which can also be downloaded on our site, or posted to you if you prefer. which we ask the client to complete and return. In doing this we are then armed with all the information to enable us to obtain a quick decision for clients.

An alternative to this would be for a client to call the office during normal working office hours (9am - 6pm) and spend ten or fifteen minutes on a telephone call and we can then see if we can get you a general decision in principle at that stage.

As a specialist underwriting broker, we have access to a wide range of facilities not available on the High Street as well as being able to negotiate hard on your behalf. It's not unusual for us to be able to place clients with High Street lenders even though the client was originally rejected. We also offer specialist services for Pensioner Mortgages and mortgages for the farming community.
